Perdido Key is the barrier island the crowds forgot, a strip of white sand between Orange Beach and Pensacola where much of the shoreline is protected inside Gulf Islands National Seashore and Perdido Key State Park. The Flora-Bama anchors the state line, Johnson Beach stretches undeveloped for miles, and the whole island runs quieter than either neighbor.


The market is condo-driven, from Old River boat-access buildings on the north side to Gulf-front towers, with a small stock of single-family beach homes in between. Because so much land is preserved, supply is permanently constrained, which shapes both pricing and long-term rental demand. Buyers are mostly second-home owners and investors, with Florida's tax treatment an added draw for some.
